Hey! We've got a room opening up and I'd rather find someone who's a good fit for the house than just anyone, so here's the deal. It's a 4-bedroom, 2.5-bath house. The room up for grabs is bedroom 2 (floor plan pic attached).... You can take it furnished if you don't feel like moving a bunch of furniture, or leave it empty and set it up however you like. It's for one person. Rent's $795, plus a flat $125 a month for utilities. That $125 covers everything: electricity, water, sewer, trash, fast internet, and HOA stuff like neighborhood security and snow removal. So no surprise bills, and you'll never be out there shoveling snow. There are 2 other rooms being rented, so you'd have a couple of housemates, all good people. You'd only share the shower bathroom with one other person, so no waiting in line every morning. There's a patio out back with a propane fire pit, which is honestly the best part. Great for hanging out at night. We'd love to have pets in the house, but I've got severe allergies, so unfortunately we have to keep it pet-free. We don't smoke ourselves, but we're totally cool if you enjoy 420 out on the patio. There's private off-street spots on the next street over, just a few steps from the door (pic attached). The garage and driveway are already taken, but you won't have to fight for a spot. Location's great. 10 min to RiNo, 15 to downtown Denver, super close to I-70, I-270, and I-25. King Soopers and the Eagle Pointe rec center are both walkable. Looking for a 1-year lease ideally, but I'm flexible and might consider something shorter for the right person. That's it!
